IKARIA ANALYSIS · DESIGN PERSPECTIVE

How should a developer compare technology costs for a wellness community?

Reviewed 23 October 2026 · Ikaria analysis

Compare the cost of delivering and maintaining an agreed service—not just the platform subscription. A useful proposal separates initial assessment and integration, hardware and third-party dependencies, commissioning, recurring operation, optional home services and eventual transition costs.

The same headline fee can cover very different engineering, support and replacement obligations. Make proposal boundaries comparable first.

Use one cost-scope worksheet

Ask each partner to complete this table. Empty means “unscoped,” not “included.”

Cost category What the proposal should identify Who should confirm it
Assessment and design Deliverables, assumptions, site inputs and revision rounds Developer and design lead
Integration Named systems, interfaces, configuration, data migration and exclusions Technology lead and relevant vendors
Physical infrastructure Equipment, network, installation, metering and enabling works Engineering and construction team
Commissioning and handover Test cases, operator training, documentation and acceptance process Future operator and commissioning lead
Recurring platform services Charging unit, included usage, support hours, escalation and renewal rules Operator and procurement
Local service delivery Staff, contractors, consumables, maintenance and replacement provision Operator and finance
Optional home participation What is optional, who pays, charging frequency and resident support Commercial lead and operator
Exit and change Data export, transition assistance, decommissioning and future-phase changes Technology, procurement and legal advisers

This worksheet is Ikaria’s suggested procurement structure, not an industry tariff or a quotation.

Build scenarios before discussing payback

Compare initial delivery and recurring costs over the same stated evaluation period. Show the currency, taxes, escalation assumptions, occupancy schedule and included scope. Keep recurring platform fees separate from utilities and onsite services unless the agreement explicitly includes them.

Use at least a planned-opening case and a slower-occupancy case. A fixed monthly charge and a per-participating-home charge respond differently to phasing. Ask whether integrations must be purchased again for later buildings, whether software usage has limits and what happens when a third-party interface changes.

Treat possible revenue or efficiency improvements as assumptions to test, not deductions from the invoice. Faster sales, a residential price premium and lower operating expenditure are different claims. None should be presented as an Ikaria result without project-specific evidence.

Specify the support obligation

Cybersecurity and continuity have operating consequences. NIST’s IoT capability catalog covers software updates alongside manufacturer documentation and other supporting capabilities. Our procurement recommendation is to name the party responsible for updates, the support period, escalation route and replacement decision when a component is no longer supported.

Where personal information is involved, include the work of access administration, retention review and supplier oversight in the operating model. The NIST Privacy Framework treats privacy as organisational risk management; it does not establish that buying a platform resolves those responsibilities or provides legal compliance.

What should be settled before signing?

Require a written scope, a responsibility matrix and an acceptance schedule. For each priority service, identify the evidence that counts as delivery: a completed workflow, trained staff, documented fallback and a named owner. Resolve missing dependencies before comparing totals.

Use the masterplan decision review to identify unfunded dependencies.

How to start a conversation with Ikaria

Share the development stage, approximate scale, opening phases, intended shared services and existing technology commitments. Ikaria’s proposed partnership process starts with assessing project fit and defining a collaboration scope. Commercial terms should be confirmed in the project proposal; this article is not a price list.

Next step: send those project details to info@ikaria.community. A useful comparison begins with the same scope on both sides of the table.
